  • As part of the planned redevelopment of the former Somersville Mill site, the Town of Somers requested an economic feasibility analysis, to determine what potential uses may be most viable for the site. The report is attached.
  • The Town has enacted a Planned Development District (PDD) at the site which enables mixed-use development. Per the zoning regulations, the PDD is designed to support the following goals: A. Enable the development or redevelopment of specific areas in accordance with an overall Master Plan for such are and in accordance with the Plan of Conservation and Development adopted in accordance with CGS 8-23, as may be amended. B. Be flexible in order to allow for innovative design techniques, accommodate unique uses and/or encourage creative approaches to development or redevelopment. C. Promote economic development in appropriate locations which will help meet community needs and be compatible with the community. D. Result in a development that demonstrates high regard for design and that is compatible with the historic, cultural, and geographic qualities of Somers. The Town is committed to maintaining flexibility in the use and design of future development at the site to encourage developer interest. Discussions between the Town and its citizens have further revealed the desire for a mixed-use development, allowing for multiple uses. Ideally, the site will contain some combination of commercial, residential, light industrial, office, and/or recreational uses. -end-

Additional Description The Town of Somers invites experienced qualified developers to submit proposals for the development of the former site of the Somersville Mill located at 40 Maple Street less than a quarter mile off Route 190. This now-vacant lot is 5.38 acres and is bisected by the Scantic River, offering an opportunity for riverfront development in the town’s Somersville Historic District. The Town has determined that this site would be best suited for commercial, recreational, residential, or light industrial use, including mixed-use development. However, officials are open to other creative development approaches and has implemented a Planned Development District at the site allowing for flexibility in use and design of the proposed project.
